RistVue was developed with conservation and maintaining secure
mountain living in mind. Of the original ranch 300 acres was placed in a
conservation easement administered by the Legacy Land Trust so that it
will never be developed and remain in its natural state. Another 52 acres
of ranchland is in a perpetual covenant with Larimer County to never be
developed.
Conservation
Easement
One concern of many owners is the future land use and
development current mountain living environment that owners are looking
for. RistVue understands this concern and has taken the unprecedented step
of assuring the continued mountain living environment for now and into the
future. Of RistVue's total 750+ acres, fully one half (over 400 acres)
will be undeveloped, much of it under conservation easement, which protects the
land in perpetuity form development. The conservation easement is administer
by the Larimer County Legacy Land Trust.

Managing Risk, Ensuring the Future
RistVue is not just forest, but a managed forest. All properties will
be kept clear of over dense trees and underbrush, promoting an open , spacious
feel, sound ecological forest health and enhanced fire safety. With the broad meadows
of an old historic ranch to the west, RistVue also enjoys a natural fire
protection corridor against the prevailing westerly winds. As part of the forest management plan a 200 foot wide
fuel break is being constructed around the ridge estates.
Fire protection - RistVue is part of the Rist Canyon Fire protection
district, which has a very active volunteer fire department. RistVue
has worked with the Fire Department, County and State agencies to take all
actions possible to limit the risk of fire. The pond on RistVue Ranch was
increased in size to provide a close water source for the fire
department. A dry hydrant was added to the pond so trucks can quickly refill
from the road.
To live in the mountains means to live with nature. With
the beauty and seclusions also comes some risk, RistVue has made the commitment
in the design to minimize the risk of mountain living.
